How to do a small business plan for rental property? I have a project for school & no idea how to do it.?

I need info on how to do this. The project is due in 3 weeks. I have some info. I don't know how to start this. I am very confused and LOST!!!

The closest I can find to what you need that is free is a business plan of a real estate management company http://www.bplans.com/spv/3183/ . Take a look at it and see how you can adopt it and change it into a rental property business.

*Cost of the property you are purchasing.
*How much you are going to pay as a down payment and where this is going to come from.
*Cash flow projections: Monthly Rental Income vs. Expenses
Figure in average rental rate in the community, utilities, real estate tax, management fees, maintenance, building repairs/remodeling, insurance.
*What will your projected vacancy rate be? Safe to figure 10-15%.
*Show what your cash flow will be. You want to make sure your rental income covers all expenses and with extra left over for any expenses that are unplanned.
*You can show the investment home you are buying has tenants in the home with 1 year leases already in place.
