Buying or building a home and opening a business?


This may sound like a silly question. But i don't know a whole lot about loans or even buying homes or opening a business.

We would like to buy a home in about 8 months. We already have a lender set in place that we are working with. BUT, i also want to open a small grooming business. what i am thinking is having a small grooming shop at my home. well, not in my home, but on my property. problem with this is i can't imagin living and running a business like this in a neighborhood setting. somewhere close to town but not in a neighborhood. so building a home in a location of our choice would work better. but i am curious about the cost differences.

question one, is buying a home less $$$ than building a home? (i know i need to consider land...)

question two, is there such a thing as getting a home loan AND a business loan together? (It wouldn't be a very large business loan)

i would love to hear some input on this situation...

if you are going to buy a home. Buy the home before you quit your job (and lose the income). Self employed people usually have to show 2-3 years tax returns.

A mortgage is a mortgage and a business loan is a business loan. I don't know any that mix them.

If you do the work, building can be cheaper. But in the long run, it usually isn't.

Make sure the the place you buy allows a business. If there is an HOA. Forget it. Plus there is zoning.

Getting a small business loan is most difficult during these first two years, when most businesses face a myriad of challenges involved with not only opening their doors, but hiring and training staff and meeting the demands of customers, clients-->suppliers and vendors. The main reason that the banks use for not granting many loans during this period is like the same reason that a student can鈥檛 get a job coming out of school. They don鈥檛 have the experience.
