How to date a girl I am doing a business with?

I am doing some business with a girl (renting her my unit) and I like her a lot.

There might have been some sparkles, definitelly from my side. I just fell in love as hell, but can control myslelf. (I wouldn't decrease her rent or so).

It is 99% she does not have a boyfriend and I want to ask her out or something. She is working in a coffee shop at the moment and I asked her if I can stop by sometimes and asked her when she was working. She told me when and added: But we are busy. I asked if there is some time when they are not busy, she replied that pretty much busy all the time.

Now I am in doubts what she ment by it. How should I find out if she is interested and also avoid any collision with our business (renting)?

I plan to ask her out for a drink. Should I call her or sms?
