Apartment FRUSTRATION...?


I live here in Texas, and their are some really nice apartments in my area and I live in a development. BUT THE ONLY PROBLEM IS , i seem to make too much money..They go buy that income qualifications, and I currently in a very convienent location that accessible to my job. In order for me to live in a decent apartment i would have to go through major traffic and add alot of delays to get to work. WHAT ARE THE POINT FOR INCOME QUALIFICATION HOUSING?
I think for one person to occupy an apartment you cant make more that 25,000, and on some applications I stated my college student gf would live with me and and the limit was 28,500..and I still made to much!!! this is a crapper!

What you are describing is called a Bond or Tax Credit community.

The tax credit program is funding set up by the IRS to help multifamily communities (apartment communities) to either be built or completely remodeled. The property management owner gets free money to help with the building or remodeling and doesn't have to pay it back. In return, the community has to set aside a portion or all of it's apartments for people that do not make the median income of the area. The IRS, through a state agency, examines the income levels of the area and sets a limit on the maximum income for that county. The limits you describe are the same in Denver, Colorado. To qualify, you cannot be a full time student (although if there are two people in the apartment, one can be full time as long as the other isn't) and you have to make under the income limit set by the IRS.

What is the point? The point is that most of these communities are near or in downtown areas that are very expensive. People that work in hotels, or restaurants, or other low-wage jobs can't afford high rents, and it's a way to bring diversity to downtown areas, as well as offer a way for people to live where they work. Just as you want to live where you work.

You are probably falling into the area between incomes - you make too much to live in a tax credit community, but you don't make enough to live in one of the very expensive and exclusive communities.

Try contacting an apartment locator in your area. It won't cost you anything, and you can give them the price range and area you want to live in, and see what they come up with. You may be surprised that you can find something affordable close to where you want to be.

Where I come from that would be considered government housing or projects. If you make enough money to be in a nice place or buy a mobile home. Homes is Texas are more reasonable than other places. Mayby renting is not what you should be doing. Maybe you should BUY! Just a thought to your problem
